Our Process


What might start with a rundown of quick fixes, minor repairs, or even modest renovations on a house or condo will lead to some decluttering, packing, moving, and storing, and then likely painting. At this point, our stager extraordinaire, Lucie Brand and her team at TCSD, will have a “blank canvas” from which to build out their model suite.

At TRG, we don’t merely suggest staging as a benefit, but rather include it as an essential part of the listing and selling process. A house that’s not staged in this market is never going to sell for top dollar, and the market has come to expect that the best homes are staged, well-photographed, and well-presented.

Before & After Transformations


Our knowledge, experience, and contacts within the industry are what power our successful projects, but it starts and ends with a seller who trusts our guidance. We believe that there’s not a single house or condo in Toronto that doesn’t need some sprucing up before sale, but more often than not, there’s quite a lot to be done. Every so often a property comes along where we see space that could be dramatically improved, where the investment in the property will provide an exceptional return for the seller. Those returns are immediate upon sale, and with a primary residence, happen to also be tax-free! The Luxury Condo

This space had been neglected for years. But the good news was: we could see past all of this! What we saw was a 2,000 square foot condo with 9-foot ceilings, lots of natural light, an exceptional split-bedroom layout, and an over-sized kitchen with an eat-in breakfast area that you’d never find in a condo built today. We saw potential.

 

When we sold this condo for $1,550,000, we knew that the pre-listing renovation not only helped us to get buyers through the door, and offers on paper, but to achieve a level of success that had never been achieved before.

The Big House

When we first met the sellers, we told them the house was worth around $1,400,000 in its current condition, based on the fact that it was a huge house, with a basement apartment, but had no parking, and was in rough shape. We told the sellers if they invested $40,000 in the renovation we proposed, that we expected to sell the house for $1,550,000, or more. On our scheduled “offer night,” we received five bids and ultimately sold the house for $1,610,000.

 

The Starter Home

The house had a lot to like, and a lot of charm. Located in a desirable neighbourhood, this one-hundred-year-old home with a sensible floor plan had quick access to the best of the city. Perfect for a young couple or family, it also offered the potential for a secondary income, featuring a basement with a floor plan and a separate entrance ideal for a basement rental unit.

The Student Rental to Starter Home

This 3-bedroom townhouse in the downtown core was an investment property and had been a student rental house for many years. As you can imagine, the last tenants didn’t leave the place in great shape.

However, from our first walk-through here, our team saw the potential and put together a plan to transform the space in just 4 quick weeks. We knew this space could become a beautiful starter home for any young family wanting to live in the all-action and convenience of downtown Toronto.
