Let Us Walk You Through The Buying Process


To explain the buying process as we see it, please have a look at our Six Step Process outlined below.

1.Initial consultation:

The Toronto market moves quickly and to be successful we need to be on the same page. Communicating our objectives clearly and providing feedback throughout the search process are crucial components. We:

  • Provide you with a customized buyer’s pre-purchase information guide.
  • Determine your needs, wants and wildest expectations.
  • Explain the Buyer Representation Agreement in detail.
  • Educate you by providing recent sales in your area of interest.
  • Develop an action plan and establish a timeline for your property search and purchase.

2.Mortgage:

A preapproval not only provides you with confidence regarding your affordability, but it will drastically increase your chances of success on an offer night. We:

  • Know the differences between types of preapprovals and what other costs are associated with the purchase process.
  • Ensure you are financially pre-qualified for a mortgage, and offer you the services of our in-house mortgage broker.
  • Adhere to FINTRAC compliance (mandatory government regulation involved in legal, accounting, real estate industries).
  • Discuss and role-play possible scenarios and outcomes of the purchase process.
  • Explain the “deposit” required with the offer, and how it forms part of your down payment.
  • Discuss land transfer tax, legal and moving costs, and any other ancillary costs incurred with the purchase.

3.Market analysis:

House or condo, first-time or move-up, large or small; you need to be well versed in a variety of property types and Toronto neighbourhoods in order to recognize an opportunity and associated value when you see it. We:

  • Research your option set to best address your wants/needs list.
  • Discuss your criteria with the team.
  • Prepare a Comparative Market Analysis for the property of interest.
  • Provide you with information regarding real estate activity in your ideal neighbourhood.
  • Educate and advise you on offer strategy based on current market values and activities.

4.Showing you your potential home:

40 MLS photos don’t always showcase a property in the best light possible, so we’re constantly previewing properties to assess which ones check your boxes. Once your criteria is firmly established, we’ll begin touring you through properties that are keen contenders. We:

  • Notify you of all new listings that may meet your expectations.
  • Preview new listings to ensure they meet your criteria.
  • Arrange convenient showing times for prospective properties.
  • Encourage detailed feedback from you to keep our effects focused.

Inspections:

  • Arrange a home inspection.
  • Request a status certificate (condos).
  • Arrange renovation quotes from our in-house builder/contractor.

5.Walking you through the offer process:

Depending on the pricing strategy of the property, we’ll determine the best course of action, and leverage our relationships within the industry to gain a competitive advantage. We:

  • Provide you with a potential set of outcomes for the property in question, according to the listing strategy, and market response
  • Identify an offer “strategy” as a result.
  • Draw up the offer and ensure its accuracy.
  • Ensure any conditions or amendments are fulfilled and executed in the allotted time frame.
  • Leverage any contacts and relationships where needed.
  • Submit deposit (minimum of 5%).
  • Present offer in-person.
  • Keep you fully informed as the process unfolds.

6.Beyond offer acceptance:

The purchase process certainly doesn’t end after an agreement is reached! We’ll be diligent in the days after closing, liaise with your mortgage broker and lawyer, accompany you on pre-closing visits to the home, and walk you across the finish line upon closing. We:

  • Explain and clarify the agreement of purchase and sale.
  • Waive any existing conditions.
  • Provide you with a list of preferred contacts for a real estate lawyer, moving company, cleaning company, and anything else that will assist with your transition.
  • Liaise with your mortgage broker and lawyer as closing approaches.
  • Accompany you on “buyer visits” before closing.
  • Keep you informed and up-to-date with subsequent sales in your new neighbourhood or building.
  • Ensure a smooth closing on the “big day”!
