TRG Staging Case Study: “Student Rental to Starter Home”

First Impressions

This 3-bedroom townhouse in the downtown core was an investment property and had been a student rental house for many years. As you can imagine, the last tenants didn’t leave the place in great shape.

However, from our first walk-through here, our team saw the potential and put together a plan to transform the space in just 4 quick weeks. We knew this space could become a beautiful starter home for any young family wanting to live in the all-action and convenience of downtown Toronto.

Approach & Execution

Firstly, This townhouse was initially a 2-bedroom home but the 2nd floor had a big open space that we decided to close off and create a legitimate 3-bedroom home – a massive value add from a market perspective.

Beyond that our next concern was the floors; The last tenants left them in rough shape and so a complete overhaul and replacement were necessary.

Next, the walls and doors were also in rough shape. A few repairs and a fresh coat of paint can do wonders for a home’s appearance, both inside and out. So with some paint colour tips from our designer, we painted every wall in the townhouse to freshen it up!

Another easy fix that we often recommend is light fixtures, and here we replaced some older sconces and broken track lights with modern lighting to make the space look up-to-date and bright! We even replaced the discoloured switch and outlet covers.

In the bathroom and kitchen, we’re always looking to maximize the return on investment here, and in this case rather than a full gut and reno, this kitchen and bath required a deep cleaning, lots of re-caulking and in the bathroom, we removed the old sink and added a functional new vanity.

After the heavy lifting was done, we cleaned and staged the home to make it feel as spacious as possible and help buyers visualize themselves living there. Our professional stagers will work with any layout to make the most of the available space and make sure the property looks it’s absolute best.

Once the home was ready to show, as we do with all our listings, we created a custom marketing plan which included professional photography, videography, virtual tour, floor plans, status certificate and a compelling property promotion and advertising campaign on social media to ensure that the home gets the attention it deserves.

Results

It’s difficult for most buyers to imagine themselves living in a home with torn-up carpet and an open-concept bedroom… So you can really see the difference the renovations made in making this space move-in ready for the buyer!

And here we are with a finished product which is generally the only thing the market ever sees – and in this case, we have a charming 3-bedroom townhouse in the heart of downtown Toronto.

In the end, the property attracted multiple offers and we had a quick sale for a record price!
