Do You Need to Hire a Property Manager as an Investor?

As a real estate investor, you’re always looking to maximize your return on investment (ROI). But with rising mortgage rates and rental prices not always keeping pace, it can be tempting to cut corners, such as forgoing a property manager to save costs. While managing your rental on your own might seem like a way to increase your bottom line, I believe it will cost you more in the long run, both in time and money.

Why a Property Manager Is Essential for Your Investment

Many advisors suggest that a property manager is only necessary when you own more than two properties. However, in my experience, hiring a property manager—even for just one property—can be a game changer.

As someone who grew up in a family of property investors, I spent years witnessing how much time and energy goes into managing even a single property. We were always running around fixing minor issues or responding to tenant requests. At one point, we found ourselves driving over two hours just to mow the lawn at a rental property… Sure, these tasks may seem manageable, but over time, they add up and detract from the core goal: growing your investment portfolio.

A few years ago, one of our clients introduced me to a fantastic property manager who specialized in short-term rentals. We had recently converted a property into a short-term rental unit and quickly realized how much more intensive the management was compared to traditional rentals. There were constant guest communications, regular cleaning, and unexpected maintenance issues cropping up. The property manager took over these tasks, allowing us to focus on more important aspects of the business.

Let me tell you, it was a game changer. While we were fully capable of replacing a lightbulb or fixing a loose door handle, the time and energy spent traveling to the property and dealing with constant upkeep wasn’t worth it. A property manager, whose bread and butter is day-to-day property maintenance, was the perfect solution.

How a Property Manager Enhances Your ROI

Hiring a property manager can free you up to focus on expanding your portfolio or simply enjoying more of your personal time. A good property manager ensures the following:

  • Proactive Maintenance and Emergency Response: A property manager ensures that minor maintenance issues are addressed promptly before they escalate into costly repairs. They also manage emergencies efficiently, keeping both your property and tenants in good shape.
  • Expert Tenant Management: A property manager acts as the intermediary, maintaining smooth tenant relationships without consuming your time. From clear communication and resolving late-night issues to enforcing lease terms and handling evictions, they manage the complexities of tenant interactions. This proactive approach minimizes vacancies and mitigates potential legal challenges, protecting your investment.
  • Optimized Rental Income and Occupancy: With industry knowledge and a network of trusted professionals, property managers can maintain your property to a high standard, resulting in higher rental rates and occupancy. They implement effective tenant retention strategies to minimize turnover.
  • Consistent Rent Collection: Property managers ensure timely rent collection and enforce lease terms, saving you the hassle of chasing late payments or dealing with disputes, while keeping your income stream stable.
