Let Us Walk You Through The Selling Process
Selling a home can be one of the most stressful times in a person’s life, and that’s why our hands-on, time-tested approach allows us to remove that stress and replace it with confidence; confidence in us, our team, our process, and the end goal. Whether it’s our staging, our marketing, or the efficiency and accuracy of our entire listing process, we know that you’ll be impressed.
Here’s our Five Step Process:
1.Initial consultation:
Educating you on market conditions, demonstrating fair market value of your home, providing you with a detailed breakdown of our services, and enacting a plan of action.
- Discuss current market conditions, trends, and prevailing listing tactics and strategies.
- Determine fair market value for the property via up-to-date Comparative Market Analysis (CMA).
- Analyze potential competing properties on the market, along with corresponding listing strategies.
- Identify listing “strategy” with regards to timing, marketing, list price and offer process.
- Explain professional fee and associated services and responsibilities.
- Develop a step-by-step plan from today until the property is listed.
- Establish a timeline for the plan of action.
2.Preparing your home for sale:
Working with my trusted and proven network of professionals to maximize your home’s potential and satisfy the ever-changing needs of today’s buyers.
First Impressions: The first impression of your home has a great impact on both potential buyers and agents. If your home is difficult to show (for example, outdoor lights are turned off or driveways are unshoveled), agents may leave it off the list of potential properties they show to buyers. Help the buyer see the potential of your home: leave on the appropriate lights, consider some flowers, and maybe even put on some tunes!
Why Bother? It is natural to wonder why you should invest more time, money, and effort in a property you are selling. However, bear in mind that you are preserving your investment and increasing the chances of a quicker sale at a more attractive price. If your property is clean, decluttered, bright and attractive, it is more likely to impress a potential buyer. Buyers tend to overemphasize flaws and overestimate the cost of repairs. Your efforts to prepare your home for sale can anticipate those objections and remove those potentially costly barriers.
Five Key Steps:
Cleaning.
Special attention should be paid to bathrooms and kitchens. A commercial cleaning service should be considered, if necessary.
Renovation.
Eliminate buyers’ objections before they arise by repairing obvious or noticeable trouble-spots; including painting, repairs, maintenance, updates (ie. new kitchen appliances, etc.)
Inspection.
Conduct a pre-home inspection with Carson Dunlop.
Staging.
A decluttered, tidy property has significantly more appeal to prospective buyers. We facilitate a staging consultation with Toronto Staging & Design Inc.
Decorating.
A professional interior designer can enhance the appeal of a property. Short-term solutions such as painting, furniture and art rental can have a dramatic effect on the price.
